Cottage 38 - Sold
Cottage 38 is just one of those magical houses that looked so perfect and effortless it easy to forget all the yelling and screaming and craft and expertise that goes into 'effortless'. This home is on 3+ acres in Stone Ridge NY and went into contract a few days before the foundation went in the ground.

It's funny how it almost looks like a painting or one of the cover girls all photoshopped up to create the illusion of reality. But this is the real thing a few days before the new owners took possession.

The sun was just right and the time of day right on as well. As I mentioned before, you come to realize you can't fake the sun with these photos - you have to wait it out and get that nice day and then rearrange your schedule to get there and get the photos. I do most of my own photography, not that it's that great. Just saying.

Visitors really loved this house, for it's flow, it's aesthetically honesty and floor plan functionality.

Every time we arrive on the property I pinch myself as its such a magical location, home and overall experience. When we stand on the porch and look out at the front yard we feel like we have our own little park. Last weekend I was speaking with a friend who lives up in Stone Ridge and who's visited the house. After his visit he referred to the home as a "jewel box" with the details and extras we've worked together on. Can't wait for the closing!!"

Cottage 38 was a 2 bedroom, 2.5 bath, 1300 sq ft home with a finished basement and 3 acres. It also had a lot of porch with a nice screened section of it just of the dining room.

I think the sunlight in these photos says it all about the type of easy living that this home will accommodate.

Ranch VI - Sold

This is becoming repetitive I know but what can you do - we sell a lot of homes and this is our 3rd closing this month in Sullivan County, and now we have another one on Monday in Stone Ridge, NY. Selling 3 $300k plus homes in Sullivan County in one month is more or less a feat of sizable proportions by most measures. I'm up in Saugerties with Lucas and it looks like a rainy one. Luckily we skipped out of work a little early yesterday, and yesterday was one of those near perfect Catskill weather days.
This Ranch is an adaption of Ranch V which we sold earlier this month. This one we changed a few things up, and added a walkout basement and finished half of it and put it on a real nice 5+ acres outside of Narrowsburg NY. The carport is cool as ever with a stained ceiling and stone pillars.

Walk in the front door, fireplace to the right, deck straight ahead, kitchen and the stairs downstairs.

Fireplace, radiator, stained ceiling darkly, and a polished floor. Oh, and lots and lots of light.

The entrance with the stone and chalkboard door at the cedar closet. This house, in the end, was about 1300 sq ft, including the finished basement

It will be interesting to see how they set this room up. Lots of flexibility.

Grays have been a favorite of our clients ever since Dean at Cottage 13 came in and rocked the house with a palette of grey. Personally, I borrowed this palette more than once.





You can see, going down the stairs, we used a good looking board and batten to set off the walls. Attention to detail is a priority with us.
The cabinets pick up the dark of the ceiling.

NJ Couple Hijacks Cottage -
After viewing a near completed home masterfully crafted by celebrated developer Charles Petersheim, Barry and Michelle of New Jersey have forcibly taken up residence in the property located at 47 Stillwater Drive in Stone Ridge.
Overwhelmed by the attention to detail and the move-in-readiness of the dwelling, the couple did just that. Despite the fact that the home is "under contract" Barry and Michelle have moved all of their possessions into the home and have listed their New Jersey home for sale...

Old Man's Letter to Me
A couple of weeks ago I got this letter from a 95 year old gentlemen who lives in Roscoe NY. I personally get a lot of correspondence from strangers, which I happen to value quite highly. But a hand-written letter from a elderly man who saw an article about me that mentioned my type writer collection and he wandered if I could shed any light on where he could find some parts and ribbons for his ancient machine, I mean, like wow, that's pretty cool. I feel like I have a piece of history in my hands. He writes that he graduated from Syracuse University in 1939 and that one of his first purchases after college was a refurbished typewriter that he still uses. He writes 'I have pounded the life out of the ribbon and I'm too old to learn new technology'.
There are certain moments in this Catskill Farms journey which are rich beyond description; this is certainly one of them.



Goings On.
I hate being censored, and every now and again someone will write to me with some far-fetched reason why I should delete that, retract this, change that. Whatever, sometimes I do it, sometimes I don't. When I railed against Mr Aragon's anti-growth ideas, whatever he thought of my thoughts, at least he had the respect to let me write what I want unfettered. You have to respect that.
Saugerties has a cool real romantic (for those inclined) lighthouse at the end of a 1/2 mile sandy walk out into the Hudson. When I'm up there I often run from my apartment on Partition Street down to the lighthouse and back.

The Hudson is a pretty serious river for sure.


It's huge.


Down below on the left are three land lovers outside of Joe and Katie's house outside of Narrowsburg, NY. Joe is clearing some land and in the interim is storing his long ass canoe in the center of it. He had the canoe shipped to our offices and I couldn't help but laugh at the size of the thing. It was like 40' long.

This picture below is interesting cause you can't even see them but there are at least 5 chicks in the picture but are so well-evolved with their youngster camo you can't see them.


Over on Coldbrook Road in Bearsville, NY (part of Woodstock NY) we have a project going for a guy who I think writes for the Jimmy Fallon Show. I don't watch much tube but I hear it's funny.
I went from land to shell to house in a split second. We got our rough-in inspection and now we are ready to insulate.


Up outside of Saugerties we have a cool house going as well. We are building a new Arts and Crafts house in Saugerties and one in Barryville, so don't matter if you want to be in Ulster or Sullivan, we got this house for you.


We bought two lots next door to each other. And we are building Barn VI on this one below.

Over outside Narrowsburg we have Farm 19 going up.

And then our favorite road in Stone Ridge, that brought us lots of luck with Cottage 38.

It's funny how in Woodstock NY they try and act like the music festival of 1969 was actually held there. The real story is it was held in Sullivan County, Bethel NY, after Woodstock pulled their permits a few days/weeks before the event.

Then a week or two ago Courtney and Bronson had a summer warmup at their pad. Lucas and I went over and crashed it. Lots of homeowners and others from the area were standing around eating some good burgers, drinking some good drinks and telling some good stories.

Courtney and Bronson have good taste and a lot of fun furnishings so I always take prospective clients over there to show them the full extent of our game.
Down below was this funny burrito joint on 212 between Woodstock and Saugerties. It was a bit of oasis with a sultry burrito queen hanging out the front window very new orleans-like.


I know - it's gross. But it was either this snotty picture or one of his cute dimpled butt.

Figured this one would save me the harassment of the emails I would surely get telling me to take it down 'don't you know that's child porn in some states'.
Hey, it ain't easy being the hippest, coolest, smartest, handsomest builder in Sullivan County. Ok, Ok, so the competition is a little shallow but hey, small ponds are fun to swim in too.
