Cottage 48 Goes to Contract, Ulster County Real Estate.



This awesome little cottage on 4 open acres near Stone Ridge NY just went into Contract.  It's a rare find these days in Ulster County Real Estate  -  great house near $400k.   We've owned this land since 2012, and then we started a spec house (house without pre-arranged owner), late summer, and now we are nearly finished and we got ourselves a deal.

SOLD - Ulster County Real Estate and Dutchess County Real Estate

This 1750 sq ft 3 bedroom 2.5 bath is located in Saugerties.  Amanda and Alex, the new owners, and I scouted a bunch of land, found a piece that worked in the golden triangle of Woodstock, Saugerties and Kingston, and then immediately got to work.  6 months later we deliver their home to them.   Nice way for everyone to start the new year.





This Ranch home
in Milan NY in Dutchess County is a real beauty.  It has huge views into the Catskills.  I owned the land for 3 years before I started building - studying the land, studying the views, applying my decade+ of house/land pairings.  Had a lot of complexity with rock, long infrastructure runs, interfering neighbors.  But, by the grace of god, we got her done and sold her last week - the same day as Farm 39 - filling the coffers so we can go take some more risks somewhere else.

What makes this house sale extra special to us is the fact it was purchased by a family - a newly married son and wife and his parents.  The 'rents live in Albany, the kids in NYC, and this is half way in between.  Pretty special.
