This fancy new ranch house on 5 acres has views, privacy, great neighbors and close to everything without the danger of getting hit by a car when you take your family for a walk like some of the busier Ulster County towns. 3 bedrooms, 2 baths with an open and shared space for living, dining and cooking. Off the kitchen is a screened porch, and the ground floor is well lit with large glass doors. Wide plank floors and wood burning fireplaces are a must for this fun design in the shadow of High Point and the Ashokan Reservoir.

This unique new 2,200 sq ft Ranch house is located in a location that allows quick and easy access to Woodstock, Saugerties, Kingston as well as the rest of the Hudson Valley. 3 beds, 3 baths and located in a rare open meadow with views of a nearby pond. This floor plan allows for common open space in the dining, living and kitchen, and those spaces transition to a large outdoor deck. High efficiency, low maintenance, cool design and great location.
The small towns of Ulster County offer beauty, amenities and charm in abundance. They offer film festivals and live music. The hamlets and towns that anchor the surrounding land we curate and select for our homes make Ulster County real estate some of the best around for fun, food and festivities (or, if you are like us, backyard siestas and hammocks rank right up there).
Catskill Farms designs, builds and sells homes and Real estate in Sullivan County, real estate in Ulster County and real estate in Dutchess County. The homes of Catskill Farms tend work, look great, are fully warrantied and have a sort of timeless design. Catskills real estate available for purchase has been undoubtedly improved by the 100 homes this premier Catskills Home Builder has dreamed up and built since 2001.
Catskills realtors love selling these homes of Catskill Farms homes for sale in the Catskills since their buyers tend to be inspired by them after the long slog at looking at homes that don’t meet the buyers’ criteria. Wasting weekends looking at uninspiring Catskills architecture can leave a buyer looking for the nearest bridge to jump from.
Holiday Office Party 2017

Office Holiday Party
Benji & Jakes
12/08/2017
This past Friday we held our 2017 Holiday Party at Benji & Jakes. We invited the vendors that work with us, from the company that clears land for our homes to be built to the company that installs security alarms on the newly built homes. The turn-out was awesome and everyone had a fantastic time cracking jokes and munching on pizza. It's a blessing to work with such pleasant people and impeccable companies.

Thank you to the Benji & Jakes family and staff for being wonderful hosts and specially for opening up on Friday just for us. Like many in the area, Benji and Jakes is open only during the warmer seasons, and will re-open in April 2018.

Happy Holidays! :- )
Columbia County Expansion

The first home to kick-off our Columbia County expansion.
We began this design & build journey with inspiration directly from that Old American Home, which has always symbolized a simple, traditional and romantic way of life. We reinvented Sullivan County real estate when we introduced our new old homes back in - dare I say it - 2003. Today we have built homes in 4 New York counties, including Sullivan County, Ulster County, Dutchess County and Columbia County, ameliorating the quality of real estate in each. This 2,916 square foot farmhouse features 3 bedroom, 2 bath, finished basement on 8.5 acres. Talk about the perfect country setting.

This amazing Hudson home sold in late 2016 to (needles to say) super happy buyers.
The Homes of Catskill Farms are engineered to be as energy efficient as a home can be. Enhanced insulation paves the way for superior performance from our high efficiency furnaces and on-demand hot water heaters. Many of our homes now have heat pumps for their heating source, eliminating the need for gas or oil as a fuel source.

E-mail Blasts
We update our following through social media, but also more directly through e-mails. We send out these quirky templates to notify customers about new homes for sale, sold homes and even price changes. Our first e-blast dates back to June of 2013... That's four and a half years we've been at this. Below are some examples of the earliest and latest e-blasts, both of equal importance in having helped build this little company into a regional player in Sullivan County and Ulster County real estate.

6/6/2013: Cottage 44, Our first e-blast ever
Our in-house design templates have evolved too in the past years. The first emails contained this retro-esque font and the colors used were just the right amount of flashy.

4/28/2017: Cottage 49, sold just 4 months later in early August.
The only thing we hadn't used salvaged wood for was the design of our e-mails... Seriously, we use this stuff as much as we can! This simple and slick design accents the house while allowing all the attention to point to the home. It also allows for a few more pictures to be thrown in- We love showing off the interior work on these babies, so that's a big plus.
The emails are a tool many who love our homes trust to keep updated with Catskill Farms work. Our demand is ever-expanding so it helps customers to receive these "alerts" right in their inbox, instead of by-passing the opportunity to buy a home because they didn't check out social media platforms that month. These emails are a key player in spreading the word about our country homes, which are popping up all over the Catskill real estate and the Hudson Valley real estate. We've eliminated the nightmares of fixer uppers, and applied all their romantic qualities into homes that are chic, yet down-to-earth, and work! Now country enthusiasts, may they be full-time or weekenders, have the opportunity to enjoy the upstate NY lifestyle in style and worry-free in the best of the Catskill's counties (Sullivan County and Ulster County, with a little mingle here and there on the East side of the Hudson, in Dutchess County).
